Before you can purchase your dream home, you need to find it! As your REALTORS®, we utilize the Multiple Listing Service (MLS) and network with real estate professionals so that you’ll have the opportunity to see available homes that interest you. Of course, we need to know your wants and needs so that we can find homes that meet your criteria. We’ll discuss your wants and needs so that we can effectively match currently available homes with your criteria. Additionally, no one knows what you’re looking for better than you! Since we have access to all homes listed on the MLS, if, during your daily adventures, you discover a home for sale that you’d like to see, arranging a private showing is as easy as making a phone call. BEING PREPARED

Sellers want to know that buyers are qualified to purchase their homes, and unless you’re paying cash for your home, you’ll need to finance it. Although it seems logical that the first step in buying a home is finding one, the true first step is getting pre-approved for your home loan. As REALTORS®, we work closely with lenders which positions us in assisting you with matching you with a quality lender who can best serve your home loan needs. Having the right lender on your team and being pre-approved for your home loan is critical for submitting the strongest offer possible and ultimately having your offer accepted on your dream home!

THE OFFER & NEGOTIATIONS
You found your dream home and it’s time to submit your offer. To secure an acceptance of your offer, you need be informed. Our goal is to provide you with valuable information so that you can make educated decisions. You’ll rest comfortably knowing that you’ll have the necessary information to make the best decision possible, which translates into the strongest offer possible and positions you for quality negotiations should the need arise. 

OFFER ACCEPTANCE
Your offer was accepted… congratulations! Now the work begins. Opening escrow, coordinating inspections, requesting repairs, reviewing disclosures, and meeting escrow deadlines are just a few of the important steps that need to be taken to realize a successful purchase. As your REALTORS®, we maintain a close watch on your escrow so that you don’t have to. This isn’t to say that you don’t have important things to do regarding your home purchase… you do! We stay well-informed of your escrow so that you’ll be well-informed, too. Working together assures that items critical to your escrow’s success are completed timely and properly so that you can realize your goal of home ownership.

INSPECTIONS & DISCLOSURES
When purchasing your dream home, you want to make sure it truly is your dream home. Inspections are performed and disclosures are completed so that you can move comfortably forward with your purchase. As your REALTORS®, we coordinate inspections and provide the many disclosures necessary so that you can confidently complete your purchase.

SPEAKING OF ESCROW
What exactly is escrow, and why is it so important? Since there are so many elements regarding a real estate purchase, it’s common practice in California to utilize title companies (sometimes referred to as escrow companies) that act as neutral third parties for real estate transactions. When a seller accepts your purchase offer, a title company is selected and escrow is opened. During the escrow period, the title company follows the instructions provided in the purchase agreement, which include generating the required reports and documents concerning the property, and performs neutral functions such as holding and coordinating the disbursement of funds. Fees for the services title companies provide are charged to the buyer and seller, typically at the close of escrow. Escrow closes when all obligations outlined in the purchase agreement are satisfied. You are now the proud owner of your dream home!

REALTOR® REPRESENTATION & FEES
Typically, two parties are involved in real estate transactions—the seller and the buyer, each with a REALTOR® to represent their respective interests in the transaction. Unless otherwise arranged and agreed to, REALTOR® fees are negotiated with and paid for by the seller and disbursed accordingly to both the seller’s REALTOR® and the buyer’s REALTOR®. Therefore, there is NO COST to you, the buyer, to have a REALTOR® work for you!
